*1. Property Repairs & Maintenance*
* Carry out day-to-day reactive repairs across occupied and void properties.
* Deliver planned maintenance works, including refurbishments and upgrades.
* Undertake multi-trade tasks including plumbing, electrical fault finding (minor), carpentry, tiling, plastering, and decorating.
* Complete void property works to ensure quick turnaround for re-let.
*2. Health & Safety & Compliance*
* Ensure all works comply with relevant building regulations, housing standards, and H&S legislation.
* Carry out risk assessments and method statements for works.
* Maintain safe working practices and report hazards immediately.
*3. Customer Service & Tenant Liaison*
* Work professionally in tenant homes, ensuring minimal disruption and maintaining a respectful attitude.
* Communicate clearly with tenants about repair status and expected completion.
* Escalate any safeguarding or welfare concerns observed in properties.
*4. Record Keeping & Systems*
* Accurately log all completed works into the housing/maintenance management system (e.g., 10/90).
* Record time spent, parts used, and photographs where required.
* Provide updates to the Helpdesk team on repair progress.
*5. Tools, Materials & Vehicles*
* Maintain company tools, equipment, and vehicle to required standards.
* Ensure stock levels are monitored and replenished as necessary.
* Report any defects, accidents, or losses immediately.
*Person Specification*
*Essential*
* Proven experience as a multi-skilled tradesperson in property maintenance.
* Competency across at least three trades (e.g., plumbing, carpentry, electrical, plastering, decorating).
* Good understanding of H&S requirements and compliance regulations in housing.
* Strong problem-solving skills and ability to work independently.
* Full UK driving licence.
*Desirable*
* Formal trade qualification (e.g., NVQ, City & Guilds).
* Experience working in housing, supported accommodation, or facilities management.
* Knowledge of housing management systems.
