Head of Asset Management – Planned Programmes & Responsive Repairs
Salary: £75,696 - £81,207 per annum

The Role:
An exciting opportunity has arisen for an experienced Head of Asset Management – Planned Programmes & Responsive Repairs to lead the delivery of asset management, planned investment, responsive repairs, voids, damp and mould services, disrepair management, and property maintenance across a residential housing portfolio.
This is a key leadership position responsible for ensuring high-quality, resident-focused services while driving performance, value for money, compliance, and long-term asset sustainability. You will lead multidisciplinary teams, oversee contractor performance, and manage significant planned investment programmes, ensuring homes remain safe, well maintained and fit for the future.
Working closely with senior stakeholders, residents, consultants and contractors, you will play a pivotal role in shaping asset strategy and delivering continuous service improvement.
Key Responsibilities:

Provide strategic and operational leadership across planned maintenance, responsive repairs, voids, damp and mould, disrepair and asset management services.

Lead the delivery of planned investment and capital works programmes, ensuring projects are delivered safely, on time and within budget.

Oversee stock condition intelligence, asset data and lifecycle planning to inform future investment priorities.

Drive performance across responsive repairs and maintenance services, ensuring excellent customer outcomes and value for money.

Manage contractors, consultants and operational teams, holding them accountable for quality, compliance and performance.

Lead on budget management, programme forecasting, governance reporting and service improvement initiatives.

Support sustainability and energy efficiency objectives through effective investment planning and asset management.
About You:
-
You will be an experienced asset management or property services leader with a strong track record of delivering repairs, maintenance and investment programmes within housing or a similar property environment.

You will have experience managing operational teams and contractors, developing asset strategies, overseeing planned works programmes and driving service improvement. Strong leadership, financial management and stakeholder engagement skills are essential, together with the ability to balance strategic planning with operational delivery.

You will also have a strong understanding of asset investment planning, stock condition management, contractor performance, responsive repairs, damp and mould management, and resident-focused service delivery.
Qualifications:

Degree, Level 5 qualification or equivalent experience in Asset Management, Building Surveying, Construction, Housing, Property Management, Project Management or a related discipline.

IOSH, NEBOSH, PRINCE2 or an equivalent management, project management or health & safety qualification.

Professional membership with RICS, CIOB, CIH or a similar organisation would be advantageous.
