Senior Development Manager
As the Senior Development Manager, you will manage the growth and development of projects allocated to you and your support team. You will identify optimal new land parcels for development, obtain all required rights and services for the site, and manage the process to obtain necessary approvals from local authorities within the required timeframe to ensure construction can start and be completed on time, within the financial year cycle.
The Senior Development Manager must identify potential development risks, project requirements, and respective role players to ensure the execution of profitable projects developed on time and to a high-quality standard. You will be responsible for managing a range of contractors to ensure the construction of bulk services and on-site services for top structures are completed within budget and on time to meet client standards.
You must possess the ability to manage multiple deadlines across various projects and adjust project priorities within a dynamic environment while striving to achieve the required project deliverables. This position requires you to lead a diverse team, including internal and external professional consultants, contractors, and stakeholders to meet project objectives within the scheduled time and budget. Strong written, verbal, and interpersonal skills are essential.
The Senior Development Manager will rely on the support of an internal team, including a Junior Development Manager, Contract Manager, and Site Agent per mega-project.
Duties & Responsibilities
Development specific skills required:
- Project manage and oversee the execution of design and construction of allocated projects in close collaboration with the required consultant and contractor teams.
- Implement processes for the property life cycle from concept to product handover.
- Manage and lead the process of concept development of the final approved product.
- Identify and appoint the necessary professionals for the project.
- Ensure timely township applications are completed with the professional team's assistance.
- Manage the project program to ensure all professional role players are clear on their individual objectives.
- Oversee quality and brand control from concept design to final product handover.
- Overall management of budgets for current, ongoing, and future projects, including payments and cashflow.
- Regular reporting on project progress to the direct reporting line.
- Ensure projects are rolled out as per National Building Regulations, Health & Safety Act, and Approved Environmental Management Plan.
Legal & Documentation Responsibilities:
- Manage due-diligence processes for all development projects.
- Responsible for main Civil Contractor and Top Structure Contractor appointments.
- Set up new project Development Agreements with the internal legal team.
- Review all contract changes and coordinate the change control process.
Financial Responsibilities:
- Manage initial desktop feasibility studies for new projects.
- Monitor expenses against the budget to maximize savings.
Working Relationships:
- Work closely with the Head of Developments to implement project-specific strategies.
- Coordinate with the Junior Development Manager, Contract Manager, and Site Agent for effective project support.

Desired Experience & Qualification
- Grade 12
- 5-10 years of experience in managing developments.
- Honors or Masters Degree in property development (e.g., Town Planning).
- Previous experience in Residential property development required.
- Technically competent in all aspects of MS Office.
Knowledge:
- Ability to coordinate, monitor, and assess with attention to detail.
- Familiar with Town Planning, Construction, Building Regulations, and Laws.
- Excellent written and verbal communication skills.
- Strong analytical and problem-solving skills.
- Ability to analyze and interpret data/reports.
