Conveyancing Title Checker
Location: Milton Keynes / Hybrid / Remote
Salary: £30,000 – £40,000 per annum, dependent on skills and experience
Contract: Permanent, Full-Time

About the Role
We are recruiting on behalf of our client for an experienced and detail-focused Conveyancing Title Checker to join their busy property team on a permanent basis.
This is an excellent opportunity for an experienced residential conveyancing professional who enjoys the technical and analytical side of property transactions and has a strong eye for detail.
The successful candidate will be responsible for reviewing and analysing property titles, searches and supporting documentation, identifying potential defects or risks, and ensuring that matters are ready to progress towards exchange and completion.
The role offers flexibility to work from the client's Milton Keynes office, on a hybrid basis, or fully remotely, depending on the successful candidate's circumstances and experience.
Key Responsibilities
Title Examination
Review freehold and leasehold titles, Land Registry Official Copies, title plans and supporting documentation.
Assess whether title is good and marketable and identify any potential defects or areas requiring further investigation.
Review registered and unregistered title issues where applicable.
Identify and assess restrictive covenants, easements, rights of way, charges, restrictions and other title matters.
Review leasehold documentation, including leases, variations, licences and relevant management information.
Searches & Property Information
Review and analyse local authority, environmental, drainage and water searches.
Identify adverse entries, potential risks and matters requiring further investigation.
Review planning permissions, building regulation approvals and other relevant property documentation.
Raise appropriate enquiries where documentation or search results require clarification.
Defects, Enquiries & Requisitions
Identify title defects and potential legal or conveyancing risks.
Draft clear and appropriate title enquiries and requisitions.
Review responses received from sellers' solicitors and assess whether issues have been adequately addressed.
Work with the wider conveyancing team to determine appropriate solutions and ensure outstanding matters are resolved.
Lender & Compliance Requirements
Ensure properties satisfy relevant lender requirements, where applicable.
Work in accordance with the UK Finance Mortgage Lenders' Handbook and individual lender requirements.
Identify matters that may affect lender security and escalate issues appropriately.
Maintain high standards of risk management and compliance.
Follow company procedures relating to AML, data protection and other regulatory requirements.
Team Collaboration
Work closely with conveyancers, fee earners, legal assistants and other members of the property team.
Provide clear and concise updates on title issues and outstanding requirements.
Manage workloads effectively to meet transaction deadlines.
Contribute to maintaining efficient processes and high standards across the conveyancing function.
About You
We are looking for someone who has a strong understanding of residential conveyancing and is confident working independently when reviewing titles and identifying potential issues.
You will ideally have:

1–3+ years' experience working within residential conveyancing, with demonstrable experience of title checking or title analysis.

Strong working knowledge of UK residential property law.

Good understanding of Land Registry procedures and registered titles.

Experience reviewing both freehold and leasehold properties.

A strong understanding of restrictive covenants, easements, rights of way, charges, restrictions and other common title issues.

Experience reviewing property searches and identifying matters requiring further investigation.

An understanding of lender requirements and the UK Finance Mortgage Lenders' Handbook.

Excellent attention to detail and strong analytical skills.

The ability to manage multiple matters and work effectively to deadlines.

Strong written and verbal communication skills.

The ability to work independently while also collaborating effectively with a wider team.

A practical and solutions-focused approach to resolving title issues.
Qualifications
A formal legal qualification is desirable but not essential where the candidate has strong relevant practical experience.
Qualifications or experience such as the following would be advantageous:
Law degree (LLB)
CILEX qualification
Licensed Conveyancer qualification
Conveyancing qualification
Relevant residential conveyancing experience gained within a law firm, conveyancing practice or property legal environment.
