Job Specification: Multi-Trade Operative (Reactive & Voids)

Role Purpose
To deliver high-quality reactive repairs and void property works across social housing homes across Hampshire/ the M3 corridor. The role requires a skilled multi-trade operative capable of completing a range of repairs safely, efficiently and to a high standard, ensuring excellent customer satisfaction and compliance with company procedures.
Key Responsibilities

Carry out a variety of reactive repairs in occupied properties, including carpentry, plumbing, plastering, painting, basic electrical work, and general maintenance.

Complete void property refurbishment works to bring homes back to a lettable standard within required timescales.

Diagnose issues on site and identify the materials, labour and time needed for each task.

Ensure all works are completed to expected quality, safety and compliance standards.

Maintain accurate records of completed works using handheld devices or job management systems.

Work in residents’ homes with professionalism, care and respect, maintaining strong customer service at all times.

Ensure safe working practices and adhere to Health & Safety legislation and company policies.

Report safeguarding concerns, property conditions, and any follow-on works required.

Liaise with supervisors, planners and the customer service team to ensure smooth delivery of repairs.

Manage van stock, tools and materials responsibly, ensuring efficiency and minimal waste.

Participate in out-of-hours rota (if required by the contract).
Skills & Experience Required
Essential:

Proven experience as a Multi-Trade Operative within social housing, reactive maintenance or building repairs.

Competent in at least two core trades (e.g., carpentry, plumbing, plastering, painting & decorating, tiling).

Strong problem-solving skills and ability to work independently.
-
Excellent customer service and communication skills.

Ability to use smartphones/tablets for job recording.

Full UK Driving Licence.
Desirable:

Experience working on void property refurbishments.

Knowledge of NHF Schedule of Rates.

Asbestos Awareness, Working at Height, Manual Handling or similar training.

Basic understanding of safeguarding and vulnerability when working in residents’ homes.
