The Royal Portfolio is seeking an Executive Head of Project Development to work alongside our owners and management teams on new construction and renovation projects. The ideal candidate must have a strong background in property development and infrastructure management with a technical approach to managing projects. This role will play a key factor in managing the infrastructure and facilities growth of The Royal Portfolio - ensuring that the company delivers on its purpose, which is "To give our guests a complete experience and a perfect stay" .
MAIN DUTIES & RESPONSIBILITIES
- Planning the scope of projects and evaluating requirements and components
- Accurately costing projects
- Creating and managing building schedules, ensuring that all deliverables are completed on time and within budget
- Monitor construction progress and ensure compliance with safety and building regulations
- Develop and maintain relationships with suppliers, contractors and local authorities
- Co-ordinate Architects, Designers, Engineers, contractors and other stakeholders to ensure seamless project execution
- Researching suppliers as per new project needs and signing off contracts with the legal department
- Signing off on project payments
- Overseeing the functioning, effectiveness and maintenance required for solar plants, power generation (grid transformers and generators), sewerage treatment, boreholes, dams, pumps and pipelines, heating and cooling systems, hydronic systems, ground source systems etc.
- Collaborate with senior management on strategic planning and future development opportunities
REQUIREMENTS, QUALIFICATIONS & EXPECTATIONS
- Tertiary qualification in Engineering (Civil, Mechanical or Electrical)
- 10+ years of experience in a project development role
- Project management qualification and/or experience
- A focus on luxury hospitality projects would be a distinct advantage
- A track record of delivering projects by managing teams of multi skilled contractors
- Strong leadership qualities - comfortable motivating a team that does not report directly to you
- A practical, technical, analytical mindset
- Excellent verbal and written communication skills
- Knowledge of local building regulations and construction best practices
- Proficiency in project management software and the Microsoft Office365 suite
- Strong budgeting and financial management skills
- Valid Driver’s License and reliable vehicle
- Based at our head office in Claremont, Cape Town, with the ability to travel to projects for extended periods of time

South African citizenship is advantageous. A valid work permit is essential if you are not in possession of a South African ID document.
