Overview
The PROJECT MANAGER is responsible for ensuring the property development projects are managed efficiently and effectively resulting in the achievement of the project objectives within budget, deadlines and quality standards.
Responibilities: Identify Capital improvements to assets and within the FPG portfolio
Assist with additional services for expansion, growth, additional GLA and relocation projects
Prepare project budgets and ensure expenditure is not exceeded
Define and prepare scope of works for all projects
Prepare cost estimate based on equipment, materials, and labor requirements
Develop, organize and review building plans
Assist in interviewing and hiring professional teams and contractors for proposed projects
Prepare construction contracts for general contractors
Develop a schedule for project completion that effectively allocates the resources to each activity
Determine and schedule different stages of the building process for each project
Oversee elements of the design and construction processes
Determine the objectives and measures upon which the project will be evaluated at its completion
Conduct site visits to monitor progress and ascertain whether phases of the construction process are in compliance with building plans, project progress and progress payment requests
Identify risks, respond and manage any potential negative impact to project timeline, scope and cost
Manage and motivate contractors and teams on site to ensure timeous handover
Meet with engineers, architects and contractors on an ongoing basis regarding project objectives, deviations to project scope and project progress
Ensure effective communication between internal FPG project management team and external project teams Compile a snag list per project and ensure snag list items are dealt with quickly and effectively
Review the project schedule with CEO Property and revise the schedule as required
Monitor the progress of the project and make adjustments as necessary to ensure the successful completion of the project
Ensure contractors’ invoices are settled according to the terms agreed with the contractors
Thoroughly check supplier invoices and only approve and pass on for payment if accurate and in terms of quotations
Maintain records of all projects, the respective costs, approved plans, OC, COC’s and OM Manuals
Close out and Hand over to all relevant parties internally on completion of projects. This includes but is not limited to guarantees, OM Manuals, COC’s etc.
Continuously update and maintain records pertaining to, but not limited to Occupancy Certificates, engineering records and a complete Due Diligence Pack for all buildings.
Tightly control capital expenditure particularly for instances involving significant Rand value, i.e. in excess than that required for ordinary repairs
Ensure that construction projects meet environmental, health, safety, structural, zoning andaesthetic standards
Key Skills: Proficient in MS Office Suite,
CAD experience (Advantageous),
Ability to work under pressure and tight deadlines,
Ability to manage 5 - 6 projects at various project stages,
Strong acumen in project planning, budgeting and managing of people,
Strong verbal, written, and organizational skills,
Strong analytical ability,
Problem-solving aptitude,
Qualifications: Quantity Surveying construction diploma / degree (Essential)
Project or Construction Management diploma or degree or equivalent (Advantageous)
Min 3 – 5 years Project Management experience in the Retail Sector (Advantageous)
