Repairs Officer
Ability Housing Association | Staines, Surrey | South East England
Salary: £48,000 | Full UK driving licence and access to a vehicle required
Make a visible difference to the quality, safety and comfort of our residents’ homes.
Ability Housing Association is a small, specialist housing provider based in the South East. We are looking for a proactive and knowledgeable Repairs Officer to take ownership of our responsive repairs service from first report through to completion. This is a hands-on role combining repairs coordination, contractor management, property inspections, performance monitoring and excellent resident communication.
The role
Reporting to the Head of Property & Asset, you will ensure repairs are diagnosed correctly, prioritised, ordered, completed and checked within target. You will manage contractors day to day, inspect more complex works, monitor budgets and KPIs, and maintain accurate, auditable records. You will also play a key role in our response to hazards, damp and mould, disrepair and the requirements of Awaab’s Law, HHSRS, the Decent Homes Standard and the Regulator of Social Housing’s consumer standards.
What you will do
-
Own the end-to-end responsive repairs process and keep residents informed throughout.
-
Diagnose and prioritise repairs, raise and vary works orders, and prevent jobs becoming overdue.
-
Manage contractor performance, quality, safety, valuations, variations and invoices.
-
Carry out pre- and post-inspections and assess more complex repair cases.
-
Coordinate urgent and significant hazard responses within statutory timescales.
-
Monitor repairs performance, budgets and resident satisfaction, using data to drive improvement.
-
Support complaint and disrepair responses with accurate evidence and records.
About you
You will have experience of managing or coordinating responsive repairs, ideally in social housing, together with practical knowledge of residential building defects and common repairs. You will be confident managing contractors, carrying out inspections, resolving complaints, analysing performance information and communicating clearly with residents, colleagues and suppliers.
Knowledge of landlord repairing obligations, Awaab’s Law, HHSRS, the Decent Homes Standard and site health and safety is essential. A relevant building, construction, surveying or housing qualification, and HHSRS or damp and mould training, would be an advantage. Above all, you will be customer-focused, organised and willing to take ownership through to a successful outcome.
Why join us?
As part of a small specialist provider, you will have the opportunity to see the impact of your work, build strong relationships across the organisation and help shape a responsive, resident-centred repairs service. If you want a varied role where good judgement, attention to detail and follow-through genuinely matter, we would like to hear from you.
