Associate Director – Life Cycle & Whole Life Cycle Costing
Salary: £70,000 - £90,000

We are working with a leading consultancy who are looking to appoint an Associate Director specialising in Life Cycle Costing and Whole Life Cycle Costing for buildings within their Project Management & Commercial Management (PMCM) team.
This is a great opportunity for an experienced Chartered Quantity Surveyor with a strong understanding of asset management, operational costs and lifecycle planning to help establish and grow a dedicated lifecycle costing capability.
The Role
You will play a key role in delivering whole life and lifecycle costings for buildings, helping clients understand whether their assets and projects represent good value throughout their lifecycle.
Key responsibilities will include:
Developing whole life and lifecycle cost models for buildings
Advising clients on value for money and expenditure
Understanding capital, operational, running and maintenance costs
Developing PPM and maintenance strategies and identifying potential savings
Developing lifecycle models and standardised reporting approaches
Producing BREEAM reports
Developing options studies and comparing design, system, elemental and product solutions
Using asset and survey information to develop lifecycle plans
Supporting clients with asset management and lifecycle strategies
Contributing to capability reports and developing the lifecycle service offering
The role will cover a wide range of building sectors, including airports, defence, warehouses, offices, energy centres and other building assets.
You will also have the opportunity to build and develop a dedicated lifecycle costing team from the ground up. There is currently no established team, so this role will suit someone who is proactive, wants to get stuck in and is excited by the opportunity to develop a capability and team around them.
About the Team
You will join a growing team of Quantity Surveyors, Cost Managers, Commercial Managers and related professionals working across multiple sectors.
The wider PMCM team comprises around 400 colleagues across the UK, delivering Quantity Surveying, Cost & Commercial Management, Programme and Project Management services to public and private sector clients.
The role sits within the Property & Buildings group, with the opportunity to work on major and landmark programmes and projects.
What We're Looking For
Essential:
Chartered Quantity Surveyor / MRICS
Strong understanding of ISO (phone number removed) principles
Experience delivering whole life and lifecycle costings for buildings
Experience developing lifecycle models from first principles
Strong understanding of capital, operational, running and maintenance costs
Ability to advise clients on value for money and expenditure
Experience producing BREEAM reports
Excellent communication and interpersonal skills
Strong QS/Cost & Commercial Management knowledge
A proactive, hands-on approach with the ability to develop a new service capability
Desirable:
Experience working for an FM provider or Asset Management organisation
A combination of QS and Asset Management experience
Experience developing your own lifecycle models and standardised reporting
Knowledge of PPM requirements and opportunities to optimise costs
Experience across a variety of building sectors
Experience with PFI handbacks
Knowledge of CostX, CEMAR and NEC contracts
Public sector and/or heavy industry experience
Degree or equivalent higher education qualification
