Where will this role work? Riverside Plaza represents the largest housing development project in the state of Minnesota and one of only two projects in the United States that were built as part of a HUD pilot program called 'New Town, In Town'. Originally constructed between 1971-1973, Riverside Plaza consists of 1,303 rental units that provide housing for over 4,000 individuals in the Cedar Riverside neighborhood of Minneapolis.
The Appliance Technician is responsible for the repair of refrigerators, washers & dryers, gas & electric stoves, microwave ovens, dishwashers, and garbage disposals for an assigned portfolio of properties. Working closely with facilities, property management teams and maintenance, the Appliance Technician will provide timely and quality repairs of resident appliances.
ESSENTIAL FUNCTIONS:
Provide excellent customer service and cultivate professional, positive relationships with residents to increase retention.
Respond to work orders and resolve resident requests within 24 hours.
Clean and reinstall parts for small appliances.
Disassemble appliances for repair diagnosis.
Observe and examine appliances during operation to detect specific malfunctions such as loose parts or leaking fluid.
Reassemble units after repairs are made, making adjustments and cleaning and lubricating parts as needed.
Refer to schematic drawings, product manuals, and troubleshooting guides in order to diagnose and repair problems.
Replace worn and defective parts such as switches, bearings, transmissions, belts, gears, circuit boards or defective wiring.
Service and repair residents electrical and/or gas appliances.
Work with maintenance team, property managers and refer to work orders in order to establish the nature of appliance malfunctions,
Provide repair cost estimates
Assists in maintaining sufficient maintenance supply stock.
Assists in contracting all outside vendors and taking bids for special projects or extensive maintenance.
Obtains approvals for expenditures and maintains budgets
Communicates all maintenance concerns to maintenance supervisor.
Follow-up on maintenance requests in the computer.
Minimum Requirements:
Associates Degree or some college preferred; High School Diploma or GED required
2-5 years of hands-on appliance repair experience required; residential service experience strongly preferred.
Knowledge and proficient use of electronic and appliance and/or refrigeration tools and diagnostic test equipment.
Hands on experience repairing washers and dryers, gas and electric stoves, microwave ovens, dishwashers, trash compactors, garbage disposers, refrigerators, and other home appliances in residential homes required.
Valid driver’s license and reliable vehicle required.
Must provide own hand tools.
Willingness and ability to run errands to hardware store for maintenance supplies, cleaning supplies, or other items.
Office hours may vary due to the specific needs of the property as determined by the property manager or regional manager.

Ability to reach above and below the shoulders.
Ability to use hands and fingers to grasp, twist and pull.
