Role Purpose
As a Multi-Trade Operative, you will work independently as a mobile field operative delivering responsive repairs and minor works across occupied properties. You will diagnose faults, complete repairs to a high standard, and ensure accurate job updates are recorded using the company’s job management system (including job notes and photographs). You will act professionally in customers’ homes, maintaining a strong focus on safety, quality, and customer satisfaction.

Key Responsibilities
Service Delivery
Deliver responsive repairs and minor works across a broad range of trades, completing tasks safely, efficiently, and to the required quality standard.
Achieve a “right first time” approach by diagnosing issues accurately, selecting appropriate repair methods, and minimising repeat visits.
Manage your daily workload effectively, attending appointments within agreed response targets and keeping customers updated where required.
Identify and escalate works that are outside of scope, require specialist input, or require further authorisation, in line with contract and company processes.
Multi-Trade Works
You will be expected to complete works across multiple disciplines, typically including:
Plumbing (e.g., leaks, tap/valve replacement, minor drainage issues, sanitaryware minor repairs)
Carpentry/joinery (e.g., doors/ironmongery, minor kitchen unit repairs, fencing/gates, basic boxing-in)
Painting and decorating (localised making good, stain blocking/finishes where required after repairs)
Tiling (localised repairs/replacements)
Patch plastering and making good (minor repairs; not full re-plastering programmes)
Minor building/fabric repairs (e.g., sealants, fixings, small remedials)
Job Management System, Records and Evidence
Use a handheld device/tablet to receive work, record arrival/completion, add clear job notes, and upload photographs and supporting evidence as required (including before/after photos where appropriate). This is essential for compliance, auditability, and commercial completion.
Maintain accurate records of materials used, follow-on requirements, and any access issues, ensuring jobs can be progressed without delay.
Customer Experience
Engage professionally with empathy, clear communication, and ownership of issues.
Resolve minor complaints at point of service where possible and escalate appropriately when required.
Health, Safety and Compliance
Work in full compliance with company and contract safety requirements, safe systems of work, and relevant regulations.
Proactively report hazards, near misses, and concerns; stop work where conditions are unsafe and escalate immediately.
Demonstrate awareness of compliance risks in occupied homes (e.g., asbestos awareness, fire safety considerations, safeguarding), and follow escalation routes when concerns arise.
Vehicle, Tools and Standards
Complete weekly van checks and maintain vehicle cleanliness and stock control.
Ensure tools, PPE, and equipment are used correctly and maintained in safe working order.
Participate in an out-of-hours rota where required by the contract.
Person Specification
Essential Experience & Skills
Proven experience undertaking repairs/maintenance across multiple trades within domestic properties (ideally occupied homes).
Ability to work independently, plan workload, and manage time effectively to meet service response targets.
Strong customer service capability with the confidence to communicate clearly and professionally in customers’ homes.
Strong problem-solving skills and an evidence-based approach to diagnosis and repair.
Comfortable using technology: ability to use a tablet/PDA and job system to update job notes, progress statuses, and upload photos/documents.
Essential Qualifications / Eligibility
NVQ Level 2 (or equivalent) in a relevant trade or demonstrable equivalent experience in property maintenance.
Full UK driving licence.
Must be eligible to obtain required vetting/security clearance for working on MOD estates.
Desirable (Advantageous)
Experience within social housing / responsive repairs environment.
NVQ Level 3 in a core trade or advanced multi-trade maintenance qualification.
CSCS card (role/contract dependent).
Current training such as Asbestos Awareness, Working at Height, Manual Handling (or willingness to complete on appointment).
Measures of Success
High right-first-time completion rate; minimal repeat visits attributable to workmanship or poor diagnosis.
Consistent achievement of response targets and high productivity with effective route/time management.
Quality of job records: clear notes, accurate statuses, and compliant photo evidence uploaded to each job.
