Facilities Manager - London (Site Based)
We are looking for a highly experienced and driven Facilities Manager to be responsible for maintaining the high quality standards of a prestigious residential development in Aldgate, East London.
The successful Facilities Manager will assist the General Manager in delivering the efficient management of site-based staff, overseeing planned and reactive maintenance including contractor management, capital projects, ensuring the communal areas are well presented, and providing an exceptional level of customer service to all residents and visitors to the development.
Monday to Friday - 8:30am-5pm (with additional hours as required)
What you'll do
- Perform regular quality inspections/site walk arounds, inspecting all internal and external communal areas on a daily basis for cleanliness, checking for any faults to equipment, any damage to the building and any health and safety risks.
- Be responsible for optimising suitable contracts and performance of M&E.
- Manage contractors, monitoring the work and performance of contractors on site, including approving and assessing all maintenance work, ensuring contractors are working safely and administering signing-in/out procedures.
- Co-ordinate planned maintenance, working with the General Manager to ensure that items identified on the Planned Maintenance Schedule are undertaken on time and to the required standards/guidelines.
- Assisting the General Manager with preperation of budgets.
- Requesting quotes and issuing work orders.
- Designing the cleaning and security scopes of services to be followed on the estate.
- Team Management of staff - Holidays, Sickness, Uniforms, Equipment, Appraisals.
What you'll bring
- Experience of facilities management within a prestigious development is essential. Your experience may be in the residential block management or hospitality sectors. We are also happy to consider those with an armed forces background.
- Experience of leading, mentoring, coaching, and developing a team.
- Extensive experience of contractor management including approving and assessing all sub-contractor works.
- Have a high level of demonstratable experience of planned maintenance articulating standards such as SFG20.
- Hold a high level of Health and Safety understanding with extensive experience.
- Experience of financial management.
The successful candidate will
- Be legally able to work in the UK.
- Hold an IWFM qualification or equivalent to Member level (desirable)
- Hold a Nebosh General Certificate or equivalent or be prepared to work toward the qualification within year one. (desirable)
- Be highly competent in the use of Microsoft Office (Excel, Word, and Outlook)
- Preferably possess a full, clean driving licence; however, this is not essential.
