Sanlam Alternative Investments (SAI)
The purpose of the Sanlam Alternative Investments (SAI) business is to help build the African continent and make a real sustainable difference in the emerging economies in which we operate, aligning to the Sanlam Group’s mission of financial inclusion. The SAI business has a broad range of capabilities that include Private Equity, Specialised Finance, Property, Infrastructure and Partnerships. Sanlam is the biggest non-banking financial institution on the continent, operating in Africa for over 100 years.
Portfolio Manager
The Portfolio Manager will be responsible for portfolio management activities which include the execution of the business strategy and the achievement of financial objectives of the SA Direct Property business and, specifically, the Sanlam Investments (SI) Property Impact Fund, in line with the SAI and SI strategy.
What will make you successful in this role?
- Optimisation of the property portfolio composition by providing input into the acquisition, disposal and refurbishment of properties under management.
- Provide input into the strategic planning and management of the SI Property Impact Fund property portfolio by providing input into the short and medium-term objectives to achieve the ideal portfolio composition and size.
- Valuation services related to direct property exposure.
- Establish and maintain relationships with role players in the property industry, such as developers, brokers and property owners.
- Management of service providers to Sanlam Properties such as the manager appointed to deliver property management services to the property fund.
- Performance measurement of portfolio and client reporting.
- Grow the portfolio by identifying and evaluating property acquisitions and disposals in line with the strategic objectives of the property portfolio.
- Submit and present these investment opportunities to the SI Impact Fund Investment Committee.
- Proactively engage and conclude agreements with developers, brokers, attorneys and other property fund role players in the timeous implementation of growth strategies for the fund.
- Engage with property industry experts on conducting financial, legal and technical due diligence and conducting external valuations during acquisitions, disposals and ongoing evaluation of opportunities.
- Planning and execution of capital expenditure management on individual properties within the portfolio.
- Income and expenditure benchmarking and budget approval.
- Property life-cycle modelling and monitoring, with appropriate renewal and regeneration initiatives.
- Property portfolio specific research and general analysis of the external RSA property industry with regards to national investment supply, geographical growth potential, demographic shifts and investment trends.
- Efficiently manage all fund investors.
- Ability to source 3rd party capital and market the fund accordingly, including presenting the fund’s investment attributes and related marketing collateral to potential investors.
- Contribute and align to the strategy of the SI Property Impact Fund within SAI and SI context.
- Collaborate with other businesses within SAI and SI.
- Critically evaluate due diligence processes for the business in terms of risk management and provide timely advice on potential risks and conflicts that have been identified.
- Participate in a team culture within SA Direct Properties and contribute to maintaining and enhancing SA Direct Properties/the SI Property Impact Fund within SAI and SI context.
- Contribute to the growth of the Real Estate pillar.
- Drive investment performance through effective asset management, development and joint-venture collaboration with appropriate industry partners and experts.
Qualification and Experience
BCom, CFA, CA with 2 to 3 years related experience.
