12-24 Month FTC or job - Retail Acquisition and development surveyor
This is an exciting opportunity to be part of a 150-year-old co-operative organisation! Working on part of a three-year development and growth plan, you will be working on a combination of acquisitions of existing properties, concluding deals and secondly procuring development from land already purchased by the organisation.
As an Acquisition and Development Surveyor, you will play a vital part in managing the growth of the retail store program property portfolio. You will be:•Acquiring new sites through to development and commissioning on site
•Acquire new locations plus asset manage multiple property matters per calendar year in line with the company's budgeted forecast.
•Liaising with external consultants such as Architects, Planning and contractors
•Negotiate consents and permissions from 3rd parties. (Landlords, neighbours etc.)
•Develop/maintain key regional market contacts to help avoid unnecessary agent fees
•Resolve and complete all legal matters in line with the company protocols.
•Provide clear communication and forecasted timelines to the business.
•Develop strong relationships with internal stakeholders across various departments.
•Negotiate/manage all external costs (i.e. Legal, Surveyors & Agent fees). Provide property advice and support for internal stakeholders across various depts.
Who are we looking for?
•MRICS qualified
•Property related degree
•Acquisition of property experience, development and commissioning on site
•Ability to confidently present to all levels of the business.
•Diligent and thorough with an excellent eye for attention to detail
•Excellent IT skills, especially working with MS office
•Commercially astute, strong negotiator with commercial contracts management skills.
•Comprehensive knowledge and understanding of the legal framework applicable to retail commercial properties within the UK
Advanced Landlord and Tenant knowledge; strong understanding of legal protocols, statutes and established commercial practices.
•Presentation skills
•Exceptional interpersonal and communication skills.
•Self-motivated and able to work alone or as part of a team.
