The role of Commercial Property Manager offers a dynamic and challenging opportunity to manage a broad range of commercial properties, from industrial estates to multi-let office buildings. You'll play a key role in ensuring the effective operation of the commercial portfolio, fostering positive tenant relationships, and overseeing maintenance and budgets.
Responsibilities of the Commercial Property Manager:
- Manage a diverse portfolio of commercial properties including offices, retail units, industrial estates, and mixed-use developments.
- Conduct regular property inspections, identifying and reporting on maintenance needs.
- Prepare and administer service charge budgets, ensuring accurate reconciliations.
- The Commercial Property Manager will assist with credit control, pursuing outstanding payments promptly and professionally.
- Instruct and liaise with contractors, consultants, and specialists for maintenance works, planned preventative maintenance and risk assessments.
- Build strong relationships with tenants, addressing their concerns and ensuring a positive experience.
- Liaise with clients on building management issues, seeking instructions and overseeing necessary works.
- Collaborate with joint agents to facilitate property lettings and lease renewals.
- Potential for involvement in asset management activities, contributing to the long-term value of the portfolio.
Skills and Experience of the Commercial Property Manager:
- Previous experience managing commercial property portfolios is highly desirable (experience in residential property management can also be considered).
- Proficiency in property management software systems.
- Excellent communication, interpersonal, and negotiation skills.
- Strong organisational skills with meticulous attention to detail.
- Ability to prioritise tasks, manage time effectively, and work independently.
- Familiarity with Tramps property management software is ideal, but not essential.
- A qualified surveyor is not a requirement, but relevant experience is highly valued.
In this role, you will receive an annual salary of £45,000 - £55,000, dependent on experience.
