Position Overview: They are seeking a Property Maintenance Manager to oversee building upkeep, ensuring optimal conditions are maintained. This role involves proactive management of plumbing, electrical, structural, and aesthetic maintenance tasks across our inland portfolio.
Key Responsibilities:
Maintenance Oversight:
- Supervise all property maintenance activities, including planned repairs and ad-hoc issues.
- Maintain building aesthetics and functionality, addressing tenant concerns promptly.
- Provide recommendations for capital expenditure to preserve building integrity.
- Ensure compliance with statutory regulations and manage refurbishments within budget.
- Foster positive relationships with tenants, service providers, and management.
Customer Service:
- Proactively manage tenant and contractor relationships, resolving maintenance queries efficiently.
- Cultivate tenant-landlord rapport and foster contractor relations for effective collaboration.
Risk Management:
- Ensure adherence to relevant Acts and implement processes to minimize business risk.
Self-Development:
- Identify training needs and implement personal development plans.
Staff Management:
- Define and review individual role profiles, oversee performance management and development plans.
Requirements:
- Plumbing or Electrical Trade Test or N3 qualification.
- Valid driver's license.
- 3-5 years of experience as a Property Maintenance Manager.
- Strong technical proficiency.
- Excellent verbal and written communication skills.
- Effective problem-solving and time management abilities.
