Department FunctionThe central Commercial function offers guidance and assistance to the wider business to ensure commercial teams identify and develop business opportunities, and the profitable management of projects and contracts, from inception to completion. Managing both internal and external relationships is key, and the subcontractor database is vital to the successful delivery of our sites and products. Working in collaboration with all other functions is vital, as each has an overall input in the budget and deliverability of each site that we either bid on or produce. Commercials’ early involvement in land includes appraising all risk, opportunity, cost and revenue, producing LPE’s, PLA’s and SIT’s. Guidance, structure and systems are in place to ensure a smooth and timely tendering process, which ultimately results in the awarding of contracts for all elements of the budget. The consistency and visibility of reporting that drives the deliverability and success of the sites is evident through the CVR process, which the Commercial teams manage on a bi-monthly basis. Job summary/PurposeOur regional commercial teams are integral to the successful delivery of every Taylor Wimpey project. This role is an opportunity to become part of a dynamic team assisting with procurement, commercial and contractual aspects of the BU. The role entails interfacing with all staff involved in the project including, but not limited to, BUMT, site teams, subcontractors, external suppliers and JV / Development partners. Primary ResponsibilitiesCommercial reporting of projects within the region including benchmarking, land viabilities, tender recommendations, WIP, cashflows, valuations, final accounts and VIM process. Tendering and procurement of sub contracts in accordance with the programme for each site. Monitoring and evaluation of Contractor performance and take any appropriate action. Management of subcontractors involved in the commercial function. Ensuring accurate commercial reporting of Joint Venture schemes. Ensuring awareness of continuing product development in light of changes in legislation i.e. building regulations etc Attending prestart meetings, design meetings and any other relevant meeting as required Undertaking regular site visits Any other duties as required by the Commercial Manager Experience, Qualifications, Technical Requirements2:1 degree in Construction, built Environment or STEM related fieldGood knowledge of Building Regulations, NHBC and Health and Safety requirements. Manage internal and external clients. IT literate (COINS system preferred).
