About the role
We are seeking a Utility Manager to report on variances to the client, provide support to business unit on utility matters, manage the SLA with the utility management company on behalf of the client, administer utility billings to tenants and report on utility income and expenses. Manage staff effectively and provide guidance in terms of utility tasks. Present annual utility training to the team to ensure all parties are up to date with the latest workflow and industry standards. Meet client’s standards in terms of utility management as set out in the Service Level Agreement, to plan, direct, coordinate and budget, either personally or through subordinate personnel, all activities concerned with the sustainability management of projects related to the national portfolio.

What you will be doing
In this role, you will be required to:
- Implement environmental sustainability policies within the portfolio.
- Ensure appropriate utility management practices are carried out within properties.
- Monitor usage of utilities.
- Generate cost savings in consumption of electricity and water.
- Introduce innovative greening initiatives for the portfolio.
- Monitor the Funds’ BEE strategy through appropriate procurement practices.
- Identify assets and manage the asset register.
- Design and establish suitable procedures for planned sustainable projects and devise methods for effective control of the function.
- Project manage identified portfolio-wide sustainable management initiatives.
- Ensure compliance with relevant regulations (e.g., OHSA) and maintain records of compliance matters.
- Prepare ESG and sustainability reports.
- Manage green council certification.
- Implement water saving initiatives and reporting.
- Oversee leak management.
- Manage generator and diesel usage as well as recovery.
- Oversee single line diagram management.
- Conduct site balancing and performance reviews.
- Prepare financial reports and accruals.
- Conduct tenant billing reviews and audits.
- Manage council queries.
- Conduct annual tariff audits.
- Oversee full utility management and management of sub-contractors related to solar, borehole, diesel, generator, gas, and meter reading.
