JOB OVERVIEW: The objective of this role is to ensure the smooth and efficient running of the maintenance and engineering department, to ensure the entire complex is structurally sound and in tact and that all plant and equipment is operating at optimum levels, and to ensure the overall safety of the complex including security and health and safety regulations are adhered to. To manage the gardens and landscaping of the full complex.

RESPONSIBILITIES:REPAIRS & MAINTENANCE
• To plan, organize, delegate, and control all the activities of Repairs and Maintenance Department for the whole Complex including Hotel,
Rental Pool Apartments and Body Corporate.
• To make a monthly duty roster for all staff employed in the department, allocating areas of responsibility and shifts.
• To administer all HR and Payroll activities in the department in collaboration with the HR Department.
• To develop a departmental training and development plan and be custodian of staff development and mentorship.
• To conduct daily, weekly and monthly inspections of the full complex to identify and address any maintenance, safety and security issues
and to ensure these are dealt with sustainable and timeously.
• To plan, implement and maintain an annual ROOMS, APARTMENT and PUBLIC AREA CARE PLAN with preventative maintenance and
repair work to be carried out during off peak months.
• To handle all procurement related to repairs, maintenance, property safety and security.
• To implement and maintain regular inspections of all plant and equipment including HVAC system, HVAC computer system, Circulation piping for HVAC Hot water boilers, hot water circulation pumps, cold water reticulation pumps, cold water computer program, chiller pumps, chiller units, programming computers for chiller, return chiller water pumps, cooling towers, dosing pumps, cold water storage tank and controls, Freezer condensors, fridge condensors, stormwater sumps and associated pumps, sewerage sumps and associated pumps, electricity substations for Hotel and apartments, transformers for hotel, apartments and laundry, electricity sub-distribution boards for hotel and apartments, Laundry equipment, walk-in fridges and freezers, extraction for rooms and bathrooms, generators, fuel supply tanks and pumps, transfer switches for generators, contactors for generators, switchgear, DSTV installation, pools and pumps.
Elevators across the complex, gas reticulation, kitchen equipment, security boom gates and entrance and exit roller doors, booster fans, etc and to ensure all are regularly services and maintained and fully functional at all times.
•To ensure effective and efficient communication between the repairs and maintenance department, Front Office and Housekeeping in relation to Hotel and Apartment.
•Take monthly utility meter readings and submit to accounts, management and director.
•Daily monitoring of diesel stock in line with load-shedding to ensure generators are filled to capacity and enough back up diesel is available on site to ensure uninterrupted operations.
RISK MANAGEMENT
•To facilitate any risk related audits whether digital or physical and to action items highlighted in these audits and make required improvements.
•To ensure all complex fire and emergency equipment are regularly serviced as required by law, and fully functional always.
•To ensure the complex health, safety and emergency plan is updated regularly and maintained and that fire safety and emergency drills are carried out regulary at least once a quarter.
•To ensure the complex CCTV and other related security systems are checked regularly, always maintained and fully operational.
•To ensure complex key handling procedures are implemented, maintained and managed.
•To liaise regularly with local law enforcement and safety and security departments and government entities to stay abreast of new risks and also communicate issues experienced at the Complex.
•To analyse daily security and incident reports, direct incident investigations and conduct regular meetings with the appointed Security Service provider to ensure the overall safety and security of the complex.
•To engage with guests affected by Safety and Security related incidents and facilitate effective communication between hotel and guests.
•To submit, monitor and resolve insurance claims from time to time in association with the Hotel director, Hotel Manager and Financial manager on behalf of guests, the Hotel, the Rental pool or the Body Corporate
•To ensure the Complex comprising Hotel, Apartments and Body Corporate is well maintained, is aesthetically looking good and is always fully operational from a plant and equipment perspective.
•To ensure the full complex is safe and secure for staff, guests, permanent residents and tenants.
Education and Skills:
• National higher diploma or degree in Engineering or facilities management.
• 3 to 5 years’ experience in a similar volume development or estate.
• At least one vocational qualification as either electrician, plumber or similar
• Competence in the use of a variety of computer software including the Microsoft office suite and an understanding of hotel property
management software would be advantageous.

•A high level of understanding of all related plant and equipment and their operation.
•Strong organizational, analytical and administrative skills.
•Proficient use of Office 365 suite including preparation of spreadsheets and documents.
•Attention to detail.
•Goal driven and able to meet deadlines.
•The ability to work under pressure.
