Reporting to Mechanical Supervisor, the Mechanical Assistant is responsible for executing planned and reactive maintenance on Mechanical assets and equipment (e.g. HVAC, bridges, pump station, control panels, lifts, escalators, building management systems etc.). They are responsible for executing all maintenance-related activities and have to work closely with the Mechanical Supervisor and other relevant stakeholders to ensure that all concerns or queries are timeously and professionally resolved. This includes a key focus on delivering excellent customer service and communication. In collaboration with the Mechanical Supervisor, they must oversee and control all external Service Providers and Suppliers. In addition, they will occasionally be required to assist with ad-hoc or special projects.
Job Objectives
Planned and Reactive Maintenance and Upgrades
- Implement planned and preventative maintenance for the Mechanical department
- Execute timeous and professional resolution of all call outs
- Liaise with the relevant Stakeholders regarding mechanical breakdowns, issues or complaints
- Perform regular maintenance and replacement of mechanical assets, HVAC, bridges, pump stations, control panels, lifts and escalators etc.
- Monitor and report on the condition of all Mechanical equipment under the BMS
- Conduct inspections and fault finding on Mechanical Plants (e.g. air-conditioning plant rooms, seawater plant, district cooling systems, pump stations, bridges, lifts and escalators)
- Assist in maintenance and upgrades budget preparation and ensure it is followed
Site-walks and Inspections
- Conduct site walks, daily checks and site inspections
- Conduct regular quality control checks
- Identify safety hazards on site and report such to the manager
- Inspect drive motors for HVAC Equipment
People Management
- Liaise with and support service providers
- Track and monitor progress and quality of services rendered
- Mentor and guide interns where relevant
- Meet deadlines, ensure contingency planning, approval channels, procedures, budgeting, monitoring, governance etc.
- Always ensure that all stakeholders (internal and external) comply with all the relevant Health and Safety standards and legislative requirements
- Collaboratively manage risk and compliance
Stakeholder Management
- Inform and collaborate with the Mechanical Supervisor and the relevant BU’s on the planned maintenance and ensure that this is communicated to the tenants
- Build and foster professional working relationships with trusted service providers and suppliers
- Build and foster professional working relationship with tenants to ensure excellent customer service
- Report regularly on Maintenance progress and continuously keep the Mechanical Supervisor informed
Ad-hoc
- Administrative duties including keeping record of all maintenance activities, call - outs attended and time - keeping
- Submit checklists and reports to Supervisors on a weekly basis
- Conduct and oversee Mechanical installations on the V&A precinct where required
Minimum Requirements
- Valid code 08 drivers license is required
- Working on weekends and public holidays as well as overtime will be required at times
- Physical fitness and strength is essential to perform duties / tasks effectively and must be prepared to work in sewer pump stations
