A well-established development company based in Pretoria East is seeking an experienced Lease Administrator. This individual will be responsible for the overall Lease administration on behalf of the company including loading of tenants, drafting of TAF's, Offers, and Lease Agreements, as well as billing and recoveries.
Responsibilities
Lease administration:
- Loading of tenants on new and existing properties.
- Drafting of TAF's, Offers, Lease Agreements and any other required documents.
- Liaison to new / existing tenants until all required documentation received and signed by both parties.
- Lease Audits.
- Submitting Letting Commission for payment.
- Calculate and bill annual turnover rental.
- Calculate and bill annual rates increase.
- Administer Contractual and Ad-hoc tenant billing/adjustments, not limited to - Rental, Tenant Deposits, Bank Guarantees, Insurance Recoveries, Operating Cost Recoveries, soft services recoveries, Exhibitions, AOD's, Write offs.
- Filing of all relevant tenant correspondence and legal documents on billing system.
- Filing of original lease agreements and bank guarantees in fireproof safe.
- Obtain Tenant Installation Tax Invoices and process payment.
Reporting - Report to Asset Manager on unsigned Leases.
- Leases that expire in the next 6 months.
- Expired Leases.
- Outstanding Turnover Certificates.
General - General administration duties in department.
Requirements - Minimum of two years of experience in lease administration.
- Matric.
- Good understanding of Lease Agreements in the commercial property industry.
- Bilingual.
- Computer literacy: MS Office 365 with advanced Excel.
- MRI Property Billing System - advantage.
- DocuSign - advantage.
- LISA - Lead to Lease - advantage.
