Main Purpose / Objective Of The Position
- The overall purpose is to ensure that the Centre and Properties remains a prestigious and well looked after for customers and tenants.
- To manage a portfolio of Retail and Office buildings through optimal performance in the following:
- Prepare & Implement the Strategy:
- Strategic Positioning of Midlands Mall, Midlands Lifestyle and
- Prepare and Implement annual business strategy
- Implement Leasing Strategy
- Create Pipeline for future development
- Maximise financial returns:
- Drive Financial Performance of Asset
- Value extraction through optimal leasing, redevelopments & extensions
- Facilities and Operational Management
- Budgetary and Financial Control
- Marketing & Brand Management:
- Marketing and Communication
- Leadership:
- Stakeholder management:
- Community/stakeholder Participation
- Represent the Landlord on industry and district forums / committees
- Tenant liaison
- Financial reporting:
- Ensure finance & admin is in order
- Client reporting
Role Objectives / Responsibilities
- Optimize tenant mixes and rental collections in portfolio:
- Preparation of Strategic letting philosophy
- General Lease Administration
- Pro-Active Management of Lease expiry profile
- Tenant Liaison
- Foster relationships with key Retailers
- Provide support and guidance to Leasing teams
- Maximize Net Property Income in buildings under managed cluster/portfolio through:
- Optimise Operating Expenses
- Increased Income
- Improve utility management process, maximise recoveries
- Complete budgets and obtain approval from Client:
- Ensure appropriate delivery against set budgets
- Optimize returns
- Leadership:
- Improve Employee Satisfaction Survey Ratings
- Ensure appropriate performance management culture
- Diversity Management and Transformation
- Ensure proper adherence to corporate governance practices
- Ensure that annual business strategies are in place for Assets and monitor Application of Strategy
- Mentor and develop team
- Ensure that stakeholders are kept abreast of buildings’ status through monthly reporting on key property management indicators
- Marketing and Branding management:
- Drive approved marketing strategy and brand campaign
- Enhance marketing and branding profile of the complex
- Drive non GLA initiatives
- Ensure that centre management implement day to day risk control:
- Compliance
- Occupational Safety Health & Environment Act adherence
- Core Competency Standards
- Liaison with key stakeholders in the cluster of operations
- Facilities Management:
- Ensure maintenance requirements are adhered to in line with standard operating manuals
- Ensure tenant installation process is timeous and within quality standard
- Ensure implementation of long term maintenance plan
- Ensure approved CAPEX projects are executed timeously
- Application of new technology
- Drive sustainability initiatives and ensure compliance to sustainability policy.
- Ensure that tenant fit out process is timeous and in line with design criteria
Education
- Matric
- Business Management/Commercial Degree
- Property related certificate/qualification
Experience
- 3-5 years experience in a similar role.
- At least 5 years experience in property
