For more information, visit FederatedHermes.comMain Function of the role: Responsible for the investment performance of an allocated property portfolio, likely to be a mix of large office, industrial and mixed use schemes, mostly SE based, but some in the regions.Devising, producing and delivering individual property business plans.Protecting and adding value through the delivery of major projects and asset management initiatives.Responsible for the control, instruction and direction of external letting agents, L&T specialists, planning advisors, property managers, solicitors, project teams and other consultants as appropriate;Responsible for the investment performance of an allocated property portfolio, likely to be a mix of major regional shopping centre, large office, industrial and mixed use schemes, mostly SE based, but some in the regions.Key task and responsibilities:Investment managementBe a specialist in devising, procuring and implementing strategic and tactical asset management initiatives.Understand the need for coherent, focused business plans with supporting appraisals, and coordination and delivery of agreed initiatives.Reporting to relevant fund manager and external clients as required.Advise relevant fund manager of value-adding and protecting initiatives and identifying asset management opportunities and contributions to wider fund performance.Responsible for all rent reviews, lease expiries, options, refurbishments, redevelopments and value-enhancing & defensive initiatives.Responsible for vacant properties, controlling and driving marketing, and directing processes to completion.Appoint, in accordance with delegated authorities, control and manage external consultants and third parties as necessary.Responsible for minimising non-recoverable expenditure, monitoring budgets and costs, controlling external fees, marketing costs and rating liability.Responsible for performance and control of external property managers and their performance in accordance with relevant agreements, monitoring and reporting on delivery against KPIs.
