CIVIL CONSTRUCTION MANAGER
CONTRACT DUTIES
- Contract planning and evaluation of the works.
- Programme monitoring with ongoing progress evaluation on all contracts.
- Contract resource requirements on all projects.
- Extension of time and cost claims.
- Communication between Contractor, Sub-contractors and Suppliers. (In accordance with contract conditions and company principles).
- Monitoring of Sub-contractor installations, progress and quality.
- Monitoring and adjustment of workforce/labour requirements in line with tender/programme
- Overall Scheduling of materials, equipment and constant follow up.
- Regular contact with Foreman on the construction sites in the form of meetings and other.
- Co-ordinator of labour committee meetings.
- Manage site Safety in line with O.H.S.A. Act 85.
- Management and co-ordination of monthly site management meetings per project.
- Management and co-ordination of monthly Sub-contractors on site and meetings with relevant actions and details.
- All round knowledge of contract specification and particulars and documents.
- Planning, programming and scheduling of all resources and equipment.
- Proactive Management approach in all spheres of construction and finance/cost control.
- Manage environmental issues and ensure the EMP is adhered to.
- Manage all aspects of quality control.
FINANCIAL
- Cost controls on all elements of construction – P & G, labour, materials, Sub-contractors, plant and equipment.
- Positive input to ensure an improved profitability on the projects all round.
- Ensure good contract performance on progress, productivity, quality and improved profitability.
- Improved profitability on alternatives and reduced costs.
- Verification and approval of contract management accounts and final verification and approval of CRS (Contract Reconciliation Sheets) per contract.
- Management and approval of draft final accounts with daily input into remeasures, extra items, new items, V.O.’s, S.I.’s and incorporation into S.I. book and submission of new items and rates.
- Monthly input into management of all Sub-contractors invoices, costing and payment schedules as well as for major suppliers and bulk order supplies.
- Verification of all Creditors invoices and delivery notes weekly and return to HQ.
- Control weekly and monthly Cost Reconciliation Schedules i.e. revenue to cost comparisons and proactive planning and placing to meet budgets.
- Contract budget forecasts, cashflows and turnovers in conjunction with Contract Surveyors.
- Management and verification of S.I.’s and V.O. schedules as compiled and tabulated by Contract Surveyors.
- Management of the contract surveyors involved in the applicable contracts.
- Responsible for certificate submission, approval and follow up of payments by varies Clients.
GENERAL RESPONSIBILITIES
- Application of industrial policies/procedures.
- Staff and labour requirements.
- Ongoing communication with all members of staff:
- Contract Surveyors
- Plant Manager
- Buyers
- Creditors
- Ensuring that the site daily diary is filled in correctly and signed by the RE / Clerk of works.
- Security and access control on site.
- Striving to improve team spirit, project teamwork and company dedication at all levels of management/workforce.
- Regular communication with Senior Management on all aspects of construction.
- Liaison with Clients and Consultants on a regular basis.
- Perform Regular checks on Diesel consumption of plant and any other fuel using equipment.
- Manage the maintenance and usage of plant, small plant, equipment and any other company assets on site.
- Agree terms & conditions and hours worked of external hired plant.
- Monitor the vehicle usage by staff on site both internal and external, and ensure log sheets are filled in and submitted.
- Ensure LOA forms are filled in correctly by staff on sites were LOA is due.
